Ice dam photo from Ohio home inspection

Ice dam on roof

ice dam found at a home inspection

At a home inspection in the South Vienna Ohio area an ice dam was observed. Ice dams the result of two factors, in combination or all by themselves.  Poor insulation or poor ventilation. This home had attic vent that were blocked off and the attic did not have as much insulation at it should.

This wall of ice was approx 4 inches thick. In the image you can see where the snow melted near the top of the roof and then as the water ran down to the bottom it refroze creating the ice dam.
